Architects, engineers & consultants
A contractor that builds what you designed.
We work alongside design teams from early stages through to handover, with clear responsibilities, honest buildability advice and complete information at the end.
Working with design teams
Early involvement, without losing the design.
The best results come when the contractor is involved before the drawings are fixed. We can review the design for buildability, sequence and cost while there is still time to act on it, and suggest alternatives where they genuinely help. We don't value-engineer the design intent out of a project.
Once on site, we follow the information you issue, raise RFIs in writing with the programme impact stated, and record every change. You will always know what has been built and why.
Discuss a project →- Pre-construction services (PCSA) and two-stage tenders
- Buildability, sequencing and temporary works reviews
- Cost plans and priced alternatives, shown line by line
- Design responsibility matrices agreed at appointment
- RFIs and technical queries tracked in a register
- Samples, benchmarks and mock-ups before orders
- As-built drawings, O&M information and the health and safety file
Compliance
Clear on who is responsible for what.
Most problems between design teams and contractors come from unclear responsibilities. We agree them at the start and keep to them.
CDM 2015
As Principal Contractor we prepare the Construction Phase Plan, manage the site and coordinate with the Principal Designer on design risk and the pre-construction information.
Building Regulations dutyholders
We take on the contractor's duties under Part 2A of the Building Regulations: competence, cooperation and planning and monitoring our work so that it complies.
Contractor's design portions
Where packages are contractor-designed, such as M&E or specialist systems, we name the designer, coordinate their information with yours and issue it for comment before construction.
Change control
Variations are priced and agreed in writing before the work is done, with the programme effect stated.
Quality hold points
Inspection and test plans with photographed hold points, so work is checked before it is covered up.
Handover information
As-built drawings, certificates, O&M manuals, regulation 38 fire safety information where it applies, and the health and safety file.
